Our home

Grovedale House and Cottage (currently rented to a cousin) are nestled in a largely green valley south of Dublin, enjoying stunning views. Grovedale House has, in turn, been a farm wartime hospital and family home since it was originally built in about 1750. The Cottage was re-built in 2002 and completes the renovations of the old courtyard farm buildings which used to service the surrounding farm land. The Cottage and adjacent buildings were all built by local stonemasons with granite from the surrounding hills. Although only ten miles from the centre of Dublin and one mile from local services, Grovedale maintains an air of seclusion and rural tranquillity. Our hens will provide you with ample fresh eggs.

The house is approached from the road via a long drive, shared with two other houses, and then through its own granite entrance gate.

Grovedale House sits opposite the imposing cut granite arch opening into the courtyard. There is ample parking. The house is approximately 4300 square feet in size. It is entered through a French limestone floored hall with granite fireplace. Upstairs is the master bedroom with en-suite bathroom, power shower and large bath, and three further bedrooms and family bathroom with power shower. An additional large bedroom with adjoining bathroom is situated on the ground floor at eastern end of the house.

Leading off the hall is the sitting room, office, TV room, cloakroom, dining room and large farmhouse kitchen. The kitchen has an Aga cooker and gas rings, fridge and dishwasher. The utility room, off the kitchen, houses an additional electric oven, freezer and washing machine and tumble dryer. A walk-in larder with marble worktop is off the utility room. Completing the accommodation is an outside boiler room with additional workman’s WC.

There is satellite internet (20Mbps) feeding wifi throughout the house and satellite TV.

The house is surrounded by its gardens. The rear garden is large and extremely private, and there is a walled garden beyond the courtyard. There are several walks directly from the garden, either across the fields or up the hill behind the house. There is a hard tennis court.

Who we are

  1. Grovedale House is owned by Morrough and Katharine Kavanagh since 1978. We have travelled extensively and are experienced home exchangers. Our four children and some of our grandchildren have all grown up here.

    A caretaker resides in an apartment above the arch.

Ideally situated, Grovedale is only three miles from the sea and thirty minutes from the heart of the Wicklow Mountains with some of the most magnificent scenery in all of Ireland. The area has numerous golf courses suitable from beginners to professionals. Nearby is also a driving range, dry ski slope and one of Dublin’s most popular pubs, Johnnie Fox's. The local villages of Kilternan and Stepaside provide a selection of shops and restaurants. Dublin, one of the most popular cities in Europe, is easily accessed providing visitors with a surfeit of museums, theatres, pubs, shops, restaurants and live music venues. We are three miles from the LUAS tramway which gives fast reliable access into the heart of Dublin. Dublin Airport is about 40 minutes from Grovedale.
