Our condo is in an historic building in downtown San Antonio that was once an early 20th century Italian grocery store. The building next door was a Candy Factory and the whole development was completely re-done and converted to lofts in 2009 and renamed the Judson Candy Factory Lofts.

It is centrally located, close to everything downtown. The condo is 2000 square feet (185m2) and is comprised of two floors (each approximately 1000 square feet each). It is a very open feel and plan with a large entertainment/TV/lounge area that is open to the kitchen. Although we could have closed in some walls and made 4 bedrooms, we decided to leave everything open for that lofty urban feel. The master bedroom is very roomy with its own bathroom and balcony. The downstairs bedroom is also quite roomy and has a bathroom. The large black leather couch downstairs turns into a bed so it is possible to sleep 6 quite comfortably (additionally we have a comfortable blow up double mattress that could sleep 2 more). There is also a 3rd bathroom upstairs with a stackable washer and dryer. The 3 bathrooms are all comprised of stone, marble, concrete, granite and wood. There are 2 big showers and one tub.

The appliances are stainless steel, the counters are all granite, and the floor upstairs is wood; downstairs is polished concrete. We have 2 patios with tables and chairs, great for early morning coffee or a glass of wine as the sun goes down. Since we have a 5 year old, there are many toys, games and kid’s movies around our house. There is a 55” plasma flat screen TV in the big family room upstairs, a 46” flat screen TV downstairs and a kid’s area under the stairs with a TV and DVD player. There is Cable TV & Wi-Fi access in the house, and loads of other adult DVD’s as well such as the entire Sex and the City series, Lord of the Rings trilogy, etc.

The building offers a variety of amenities that you can use, including a swimming pool, 2 community barbecue grills (both gas-one right outside our door), fully-equipped gym, and a roof top deck with fantastic views of the city with lounge chairs and tables. The building residents are a mix of professionals and retirees. We have friendly neighbors that would be happy to meet you for an introduction to the neighborhood.

The building is within a 10 minute walk of all the restaurants, art galleries, and pubs in the King William district and about a 20 minute walk from the building to the main portion of the famous San Antonio Riverwalk. There is also a streetcar and bus system that covers downtown (stops right in front of our building), so a car is not necessary for getting around the central city (although a car is recommended for activities outside of downtown such as the Texas Hill Country, Sea World or Fiesta, Texas). If you are renting/driving a vehicle, you will be welcome to use one of our parking spaces in the secured lot at the condo. We can also offer a car exchange during simultaneous house swaps. Additionally, we have a pair of Cruiser bicycles for getting around to the neighborhood restaurants and shops; they are also great for taking an evening ride on the Riverwalk (south access is just 2 blocks away). We are 2 minutes away from all of the major intestates (I-10, I-35, I-37) and highways including (90 and 281, a bit further to 151 and I-410).

For golfers, the Hill Country Hyatt, La Cantera, and Quarry golf courses are within a 15 minute drive of downtown. There are beautiful city golf courses very close by; in fact one of the nation’s oldest city golf courses (Brackenridge) is about 10 minutes from our house. It was founded in 1914. For easy day/side trips, we are only 40 miles to the Texas hill country historic towns (Boerne, Fredericksburg Kerrville, Gruene), 80 miles to Austin and 145 miles to the Corpus Christi beaches.

We are a family of three. Ann is 49, Philip is 48 and our son Austin is 5. We also have a son Brady who lives in Austin, Texas and he is 22. Our dog Rex is a black Labrador and he's 13, just basically sleeps all day long (we can arrange for him to be here or not). He is very gentle and kids love him.

Ann was in Sales and Marketing for years working for Beer Breweries in the US and Europe. Ann is now a licensed therapist. Philip is an analyst with Garnter, Inc. and travels all over the world. Both Ann and Philip have received Bachelor's and Masters degrees in Business and Psychology.

We chose our loft in downtown San Antonio as Ann is from San Antonio originally. We recently lived in London, England for 5 years and wanted to continue with our "urban" lifestyle and our loft has definitely fulfilled that need. We love biking and using public transportation and our neighborhood is perfect for that.

We recently received our Italian citizenship as Philip's Grandfather was born in Italy, which allowed us to apply for citizenship for the whole family. We are currently taking Italian language lessons.

We are huge cooks and have an enormous bookshelf full of cookbooks from all over the world. We love to work out (Ann is a runner) and although we haven't done it as much lately, we enjoy golfing. Our biggest passion together has to be travel. We have a huge bookshelf full of travel books right next to the cookbooks.

We are excited about enjoying other's homes as well as other's enjoying ours!
