Come to a very simple but clean, bijoux yet comfortable, centrally situated apartment -within 15 minute bus ride of Princes Street and the Castle and the city's iconic landmarks. Handy for transport links (Edinburgh Airport is just 6 miles away) with glorious Perthshire, the spectacular Highlands and the Scottish Borders all within easy reach by train, bus or our exchange car.

Restaurants, cafes, specialty shops and supermarkets are all a short walk away. A £3.50 all day bus ticket gives you the freedom of the city to explore the famous Georgian terraces in the New Town, the Royal Mile in the Old Town with Holyrood palace and the Scottish Parliament. Dozens of arts and theatre venues are only a short bus ride away. It's a really well located apartment - an ideal base for those who want to be in the heart of Scotland's vibrant capital but who also want the option to tour the country.

Recently refurbished and with brand new furniture throughout (summer 2010) the flat has three reasonably sized rooms: the bedroom, the lounge and the kitchen/ dining room.

The apartment is ideal for two but can stretch to sleep up to four as the lounge has a new double bed settee. The bedroom containing a six foot 'zipnlink' bed so can be used as both a super king size or for two singles.The bathroom has a bath with electric shower over. The sunny dining kitchen has a dishwasher and washing machine.

You can also consider a two centre break - there is the potential to stay at this lovely flat and also at our bigger family home in Glasgow. A car is reasonably likely to be available - an Audi A2 or - depending on timing - possibly an automatic Honda Civic. A car is not essential for Edinburgh.

The apartment is just 15 minutes by bus to the centre of Edinburgh or a 40 minute walk. It is a simple but comfortable base on the edge of a lovely area very handily placed for buses and shops and Edinburgh University. While it has an unprepossessing main entrance from the road, inside is comfortable, practical and well located. The flat is over 100 years old and is on the first floor. The stairwell is typical of Edinburgh with about fifteen steps to climb before you reach the front door.

The flat is situated to the south west side of Edinburgh city centre near the districts of Bruntsfield and Morningside which have very good independent specialty shops, coffee bars and bistros (these are all walkable but can be easily reached by bus.) Because you can buy an all day bus ticket for £3.50 and get on as many buses as you like for that. you are never far from anywhere.

Within a two minute walk you can get a choice of four buses which take you to Princes Street and beyond, one bus takes you down the Royal Mile to Leith; within an eight minute walk you get the choice of another two at Polwarth Terrace. There are actually seven buses all close by!

Within less than five minutes’ walk you can be at the canal and see some barge boats as you stroll along the pathway – not maybe as affluent ones but picturesque all the same. There is a small very open park area where people walk dogs, roller blade and fly kites!

There are lots of supermarkets within ten minutes’ walk and a huge one within a ten minute bus trip. There is a reasonably good all-day convenience store within two minutes’ walk. Five minutes away there is a traditional all night bakery which opens after 9pm to sell tomorrow’s rolls and bakery goods! There are dozens of restaurants and cafes – the best ones are only a few minutes on the bus but you can do everything from bistros and cafes to fine dining. There is also a good “fish and chip” shop about ten minutes walk – the traditional UK takeaway fast food.

I am a mature student at Edinburgh College of Art finishing up in June 2013 with my Degree Show. Currently I am putting in as much effort as possible and working all hours. (Previously I was an attorney but wish I'd made the career switch years ago.]

It's unlikely I'll be able to travel until around August 2013. I may be accompanied by my partner or a friend depending on timing.

My sister has a property in Glasgow and previously we have offered exchangers opportunities to come to both cities.
