Our home is in Middle England between the historic city of Lincoln and the famous stone town of Stamford. We are in a rural village location. Our home is a stone barn that has been converted to our design in a contemporary style. Originally the building was used as a threshing barn and stables. Every room has at least one view of either of the two gardens. Large windows fold or slide open to give access to the gardens. The dining hall makes meals a special occasion. The main lounge has windows which open onto the gardens on both sides. Above the lounge area, the mezzanine area is Moya's art studio. Her pictures and other contemporary artists' works are a major feature of the house. The main day room contains, in semi open plan layout, our Italian kitchen with Miele appliances, a seating area, a study/office area and a gymnasium with treadmill, cross trainer and exercise bike. Large sliding doors open onto decking and our "jungle garden". There are four large bedrooms all with luxurious ensuite bathrooms or shower rooms. One of the bathrooms has a steam cabin, another a wet room drench shower. There is underfloor heating throughout the house. The hi fi and tv system is centrally controlled and feeds to all reception rooms. Match the lighting in each of the main rooms to your mood with the programmable settings. There is a double garage outside and a utility room inside that is crammed full of all tthe things you need but dont see in the pictures. Sorry, no children under 8.

We are surrounded by Lincolnshire countryside. Within easy reach are Lincoln with its famous cathedral, and stately homes and estates at Belton House, Grimsthorpe castle, Belvoir Castle and Burghley House in Stamford. A little further away ? perhaps between one and two hours' drive - is the Queen's country house at Sandringham and Princess Dianna's former family home at Althorp in Northamptonshire. The University city of Cambridge is a day trip from here. If it's a city environment you seek, then Leicester, Nottingham and Birmingham are not far. For country enthusiasts, once you have sampled the local footpaths and byways then the Lincolnshire Wolds, the Peak District and Sherwood Forest are all established leisure areas that can be reached in an hour or two. London is accessible by train in just over the hour from the nearby railway station. Rutland Water with its leisure and water based activities and a 25 mile cycle circuit is not far away and the North Norfolk coast is one hour's drive from here.

We are John and Moya, a retired couple who are intersted in outdoor activities, art, design, music, cinema and travel. We are open to non simultaneous exchange and could offer a two centre exchange as we have two properties listed. We are particularly keen to visit South Australia and possibly other parts of Australia in the period February 1 to 18 March 2010. Otherwise we are flexible on dates.
